Bronbeeklaan 1 in Arnhem

"This is not a house.....it is a home!!!"
These are the words the current owners uttered on my first visit to this spacious, warm, quiet home on the corner of Bronbeeklaan and Velperweg.

This charming semi-detached house is located in the popular neighborhood "De Paasberg". The house was built around 1926 and has many authentic details, a lovely garden with several terraces so that sun and shade can be sought throughout the day. In the backyard is a stone barn built.
This house is currently inhabited by a family that has lovingly kept the house as original as possible, but has provided the modern living comforts as you wish in the year 2024. The house has been modernized and renovated in recent years with durable materials.
De Paasberg is a beautiful 30's residential area located in Arnhem North. In the immediate vicinity are all city facilities such as schools, stores, parks and public transport. In the neighborhood is a very active neighborhood association that organizes activities throughout the year.
The A12 and A50 motorways are easily accessible and both the center of Velp, shopping Presikhaaf and the center of Arnhem are within cycling distance.
In February 2024 a start will be made with the "Revolution of Velperweg", which will give Velperweg a different look - more greenery, more space for pedestrians and cyclists and less car traffic. An ovatonde will be realized at the current intersection of Bronbeeklaan, Velperweg and Van Remagenlaan.

Layout of the house:
Once you open the garden gate you look against a beautiful stately entrance with original front door with stained-glass window and from the front door you enter the spacious hall where you are caught by the authentic details and atmosphere that this house breathes.
In the hall are 3 original panel doors, one of which provides access to the downstairs toilet with sink. The other two panel doors provide access to the spacious and bright L-shaped living room. The living room retains the original en-suite with stained glass sliding doors, beamed ceiling and fixed cupboards. In addition, the living room has a beautiful wooden herringbone floor and wood-fired built-in fireplace.
The front room and side room are joined creating a spacious seating area with a pleasant light and beautiful views over the front garden, Bronbeek and Velperweg.
The dining room is in open connection with the kitchen and has doors to the private and spacious terrace at the back.
The modern kitchen is custom made and the original sideboard has been preserved. From the kitchen there is access to the basement, the backyard and the terrace at the entrance of the house. Access to the garden is through both a single door and double doors.
The kitchen has a stone worktop and has 2 work blocks with mainly drawers, various appliances (including a gas stove, extractor hood, a refrigerator and freezer, dishwasher and close in boiler).

The garden:
The landscaped garden is characterized by several terraces, flower beds and a lawn. The paving was commissioned by the current owners. The garden is located at a higher level than the street.
The backyard is enclosed and accessible from the dining room, among other places. The front garden has a lawn, a trampoline, various plants and is enclosed by a beech hedge. In spring and summer, the garden is a green oasis and a feast for birds.
At the entrance to the house, next to the staircase entrance, is a beautiful terrace where much of the day is sunny and the hazel provides needed shade and privacy.
From the garden the storage room can be reached.

1st floor:
Spacious and bright landing with large windows where the 5 panel doors and the original stained glass window (with front window) have been preserved. The landing gives access to 3 spacious bedrooms. All bedrooms have closets.

The bathroom is generous and gives access to a large balcony at the rear of the house. The bathroom is accessible from both the master bedroom and the landing. The bathroom is tiled with a white wall tile and dark gray natural stone floor tile and is equipped with a walk-in shower, separate bathtub, 2nd toilet, bidet and double sink.

2nd floor:
Through the fixed staircase there is access to the 2nd floor with large landing and two spacious bedrooms. The 2nd floor has skylights and 2 dormers. On the landing is the wooden truss construction visible.
On the landing are the connection for the washing machine, the inverter of the solar panels and is enough space for storage and more. An additional toilet or bathroom could be realized on this floor.
From the landing there is access to 2 large bedrooms both with dormer windows with beautiful unobstructed views of the area. The rear bedroom has a loft which can be used as a play/sleeping area.

Layout in brief:
First floor:
Entrance, checkroom, toilet, hall, L-shaped living room en-suite with bay window, fireplace, fixed cupboards, stained glass sliding doors, herringbone wooden floor, French doors to the garden. Open kitchen with 2 worktops equipped with appliances, original fixed cupboard, French doors to the garden, access door to the side entrance and door to the cellar and meter cupboard.
Second floor:
Spacious landing, 3 well-sized bedrooms with closets, bathroom with bath, separate walk-in shower, double sink, 2nd toilet, bidet and door to balcony.
Second floor:
Accessible by staircase, spacious attic with washer-dryer connection and central heating combi boiler, 2 bedrooms with dormer windows and the back room with sink and stairs to loft / play / bedroom.

This calculation is based on an annuity mortgage that is fully repaid, with monthly payments remaining the same throughout the term. Actual interest and net monthly payments may vary depending on your personal situation and the mortgage lender. Please consult a financial advisor for an accurate calculation and advice. No rights can be derived from this calculation; it serves only as an indication.
